Every successful custom home starts with understanding the property itself. During the Lot Meeting, we walk the homesite with you to evaluate orientation, views, elevation changes, trees, utilities, access points, and overall build feasibility. This helps ensure the home design works naturally with the land rather than against it.
If you have not yet secured a homesite, our team can also help guide you through the lot selection process by identifying properties that align with your goals, budget, location preferences, and overall vision for the home. We also begin discussing architectural direction, desired square footage, and key lifestyle priorities to create a strong foundation before design work begins.
Whenever possible, we also arrange walkthroughs of completed homes or active projects so you can see our craftsmanship, construction standards, and attention to detail firsthand. Transparency and trust are critical before moving forward into pre-construction.

During this phase, we ask our clients to speak openly with past and current homeowners about communication, quality, organization, and the overall building experience.
Also critical at this stage is to begin engaging with a lender, if you plan to finance your construction. We have two great lenders that do a phenomenal job guiding you through the aspects of construction financing.
Once your vision begins taking shape, we develop a detailed high-low estimate to establish a realistic investment range for the project. This phase is designed to create financial clarity early in the process while allowing flexibility as plans and selections evolve.
We walk through major budget categories together, discuss priorities, and identify areas where adjustments can be made if needed. Our goal is to align scope, expectations, and budget before significant architectural work begins—helping avoid costly surprises later in the journey.

Once we are aligned on the project direction and estimated investment range, we move into a Professional Services Agreement. This phase allows us to begin the critical upfront work required to properly develop the home before entering into a fixed-price construction contract.
During this stage, we coordinate closely with our homeowners, architects, engineers, and designers while refining the floor plan, specifications, allowances, and overall project scope. Investing time upfront in planning creates greater accuracy, stronger communication, and a more successful building experience overall.

This is where your vision begins taking physical shape. Working alongside the architect and design team, we refine the floor plan, elevations, room layouts, and overall functionality of the home to ensure it supports both your lifestyle and long-term goals.
At the same time, we begin coordinating preliminary selections, reviewing constructability, and identifying any opportunities to improve efficiency or value before final pricing is established. Our structured process during this phase helps minimize revisions and keeps the project moving forward smoothly.

To help you experience your home beyond what’s shown on paper, we can project your floor plan at full scale onto a warehouse floor—allowing you to walk the layout in real life and better visualize room sizes, flow, and functionality before we finalize your plans.

As plans, specifications, and allowances become more defined, we prepare the initial building contract for review. This provides a comprehensive overview of the project scope, construction expectations, allowances, timelines, and responsibilities moving into the next phase of development.

With the overall design finalized, we complete the architectural plans and finalize the majority of interior and exterior selections. This phase brings together all structural, design, and specification details into a coordinated construction-ready package.

At this stage, all plans, selections, allowances, and specifications are finalized and incorporated into the final construction agreement. This is where our fixed-price model officially takes effect, locking in the project scope and pricing before construction begins.
